At 280 sqm that's roughly 740,000 to 950,000 GBP build cost, excluding plot, professional fees, VAT (mostly reclaimable on a self-build), and external works.

We want passive house standard. Does that change things?

Yes. Certified Passivhaus typically adds 8-12% to base build cost — better airtightness detailing, triple glazing, certified MVHR, and a Passivhaus Designer in the team. We've delivered three certified Passivhaus homes since 2022 and a further four built to Passivhaus principles without certification. We'd usually recommend our in-house Passivhaus Designer is in from RIBA Stage 2.

Programme — if we sign in autumn, when could we be in?

Outline planning means a reserved matters or full planning round first, usually 12-16 weeks. Detailed design and tender pack add 14 weeks. Build programme for a 280 sqm Passivhaus is typically 14-16 months from foundations. Realistically: site possession late spring next year, completion late summer the year after. Our pre-construction team can sharpen this once we see the outline.
